The application for the site plan review includes work for a new Chipotle Mexican Grill conversion of the existing Arby's restaurant at 540 Hwy 105, Monument, CO 80132. The scope of work includes upgrades to the parking lot lighting, a mill & overlay of the existing parking lot, enlarging the existing trash enclosure, a new recessed patio within the existing building footprint, new site landscaping, & minor exterior adjustments, including, but not limited to: squaring off the existing entry/pickup tower elements, new Chipotle brand specific paint colors, new building canopies, & new building mounted lighting. The overall building footprint will not be modified from its original size.

Elite Properties of America, LLC requests approval of a Final PUD Plan for a 205-lot single-family residential community on a 42.655-acre parcel at Falcon Commerce Center. The project comprises 70 attached for-sale townhomes and a 135 single-family detached for-sale lots.
District 38 Modular Building
The purpose of this application is to obtain approval for the installation of a metal prefabricated modular building to serve as a K-12 homeschool enrichment facility. The proposed structure will include 10 classrooms, faculty areas, and an open space, totaling 13,153 square feet.
Conexus Lot 1 (Hillpointe) - Multifamily
Lot 1 of the Conexus Phases 2 & 3 Preliminary PUD Plan is a 19.1-acre parcel identified for High Density Residential with an allowed density of 12-20.89 dwelling units per acre with a maximum of 399 units. The currently proposed development is for a total of 354 units comprised of 312 apartment units and 42 town-home style units.

KMAM Auto proposes to construct a Karl Malone Powersports store located at approximately 15750 Terrazzo Drive. The proposed development would include the proposed Powersports store, containing the showroom floor, sales offices and maintenance areas, and appropriate parking and landscaping.

Drexel, Barrell & CO have proposed an annexation plan for property located west of Willow Ranch Road and north of Forest Lakes Drive. The development includes approximately 39.6 acres, as a large-lot single-family residential development. A maximum of 38 lots of 15,000 square feet (1/3 acre) or larger in size are proposed.
Luxelocker
Luxelocker is a luxury condominium storage facility with private ownership with multiple buildings that are externally loaded within a private gated community. The development will consist of privately owned condominium storage units which are individually sold, plated units, governed by recorded CC&Rs, and professionally managed by a Commercial Owners' Association.
